We are a broker, not a lender
Amram Finance Ltd is a credit broker, not a lender. We do not lend our own money and we do not approve or issue loan offers. We introduce your case to lenders and negotiate terms on your behalf. The decision to lend, the terms offered and the loan agreement itself are all the lender’s.
Regulated and unregulated business
Not all property finance is regulated by the Financial Conduct Authority, and the difference affects the protections available to you.

We will tell you which category your case falls into before you commit to anything. Where business is unregulated, you will not have access to the Financial Ombudsman Service or the Financial Services Compensation Scheme in relation to it.
How we are paid
Our broker fee is 1.5% of the loan. It is disclosed to you in writing before you commit to anything, and it appears in our calculator so the total cost you see includes what we are paid.
Where a lender also pays a commission on a completed case, that is disclosed to you in writing alongside our own fee, before you commit to anything.
Risk warnings
Your property may be repossessed if you do not keep up repayments on a loan secured on it.
Some forms of bridging finance and buy-to-let lending are not regulated by the Financial Conduct Authority.
Bridging finance is short term and generally more expensive than a conventional mortgage. It should only be used where there is a clear, realistic plan for repaying it. If your exit does not happen as planned, the cost increases significantly and your property may be at risk.
